It’s a No Brainer: Building a Second Home Mecca In Monticello and Sullivan County

Writer’s Workshop of Sullivan County

writersworkshopofsullivancounty.blogspot.com

“Stimulating meaningful thought & debate in Sullivan County without retribution”

It’s a no brainer: Redefining Monticello as a premier second home community

A new window of opportunity for Monticello and Sullivan County is closing

by The Mongaup Mavens

But the window of opportunity is closing and surrounding urban areas in Pennsylvania and along the Hudson are stealing potential customers.

In the recent article written by Tommie Jefferson entitled “It’s time for a serious intervention in Monticello,” Mr. Jefferson called for action from outside law enforcement and economic development agencies to rescue the county seat from its course of demise.

That’s not enough. It’s time for local residents, businessmen, and politicians to wake up and begin anew their efforts to resuscitate Monticello-and Sullivan County too.

After a long recession, it looks like the economy is slowly rebounding.

Ninety miles away, New York City, which has continued to prosper despite hard times in other regions of the country, is poised on becoming a second Silicon Valley.

And now, because of the devastation of Hurricane Sandy, buying, or building a second home in Sullivan County is also turning out to be a safe investment compared to the Jersey Shore and Eastern Long Island.

The stock market has now reached historic highs, and second home buyers are on their way to Sullivan County.

These second home owners are not coming to Sullivan County for the potential gambling or the water park, or the good restaurants. They are coming because Sullivan County is beautiful and peaceful, with gorgeous lakes, spectacular wide open vistas, fresh air and water, and beautiful farmland.

They are coming because Sullivan County is a nice peaceful place to relax, and it’s less than two hours from New York.

The window of opportunity for Monticello is closing to take advantage of these trends and the locals must make their move quickly before the window closes completely.

The greatest shortcoming in Sullivan County is that there is no true “downtown.” There’s no place to shop for the major purchases that are required to furnish a second home, and no place to shop for the day to day needs of home furnishings and clothing.

Every successful second home community has a downtown.

Except Sullivan County.

We have beautiful building stock in Monticello we have beautiful sidewalks and plantings and roadways.

It is a perfect place for development and that development should be outlet stores.

Just imagine how well a Gap outlet store would do, or American Eagle, or Bass, or Crate & Barrel.

And forget about the drop off in the winter. These second home owners are up in Sullivan County every weekend all year long. And in the winter, when the recreational facilities are limited, what could be better than shopping in outlet stores?

This, it seems to us, is a no-brainer.

But the window of opportunity is closing and surrounding urban areas in Pennsylvania and along the Hudson are stealing potential customers.

It’s time to wake up. Unless the people of Monticello, Liberty, and Sullivan County too act soon, all will be lost.

Time to Restore Funding For Sheriff’s Department 05/16/13

County Legislator Alan Sorensen

Time to Restore Funding For Sheriff’s Department

Burglary epidemic in Sullivan County needs to be addressed with more manpower & resources

by Alan Sorensen

Of all the services that county government provides, one of the most important is public safety.

Our Sheriff Department is tasked with the job of fighting crime in a number of townships and hamlets throughout Sullivan County that is not covered by local police and constables.  For those areas, as well as the rest of the county, the County Sheriff Road Patrol is important component of the County’s public safety system.

Today, with the downturn in the economy, the buildup of gangs, and increased use of drugs, the County has experienced a corresponding rash of burglaries that demands additional County resources to be devoted to public safety.  My district, which has many second homes, has particularly experienced an uptick in home burglaries.

The adoption of the 2013 County Budget included a number of reductions in county expenditures.  One of those cuts was a large reduction in the amount of overtime devoted to the Sheriff’s Patrol.

If the County is going to combat the rash of burglaries, additional resources need to be immediately devoted to solve these crimes.

Our law enforcement officials must have resources and manpower available to help fight this crime epidemic, which demands that we give Sheriff Mike Schiff the funding and flexibility to apply more dedicated manpower to both deter and resolve burglaries in our neighborhoods.

While we are facing budgetary constraints, as a taxpayer I feel the money the County spends on public safety is money well spent.

All other benefits of living in the County – friendships, family, our sense of community – can only occur if our security needs (security of body, health and property) are first met. We need to preserve our great quality of life here in Sullivan County.

Now is the time to restore resources to public safety so that our residents and visitors can enjoy all the benefits of Sullivan County.

If we lose the sense of safety and security in Sullivan County by failing to provide the necessary resources to public safety, all other efforts to improve our economy, tourism and quality of life will be for not.

I plan on voting to restore those cuts to the Sheriff’s overtime and urge my other fellow legislators to do so.

Alan Sorensen

Just Not a Tourist Attraction: Fallsburg Offers Great Camping To Local Residents

Great seasonal discounts offered to Fallsburg & SC campers

Councilman Arnold Seletsky

By Arnold Seletsky

With the downturn in the economy, many American families are changing the way they vacation, and even go on camping or RV trips.

The price of gas and diesel is still near $4.00.  That has put a huge dent in vacation plans and is changing the way people are taking their vacations.

Americans are still taking vacations, but they are sticking closer to home.

Many families going on RV and camping trips are choosing not to drive great distances anymore, and for residents of Sullivan County and the Mid-Hudson region, our campgrounds at Morningside Park and Mountaindale Park are the perfect fit in terms of both affordability, distance, and amenities.

The Town of Fallsburg is now running a special for county and Town of Fallsburg residents at our camping facilities.  Town of Fallsburg residents can camp the season at one of our parks at a 50% discount while Sullivan County residents will receive a 40% discount.

For years, our campgrounds have traditionally attracted tourists from all over the country, but more and more, Sullivan County residents are discovering the wonderful camping experience close to their homes.  Parking their RVs or setting up their campers in our parks is so much cheaper, with the same or even better benefits than campgrounds hundreds of miles away.

They are discovering the special benefits to Sullivan County residents of camping in the Town of Fallsburg, No driving, no expenditures on gas, tolls, and other driving expenses-AND MUCH MORE TIME AND AFFORDABILITY TO CAMP.

Setting up your camper or RV in one of our parks allows local residents to enhance their family’s ability to enjoy a camping vacation not just at a one or two week stretch, but to also take every weekend during the spring and summer months to escape and camp at great facilities.

The beauty of camping is spending time in the outdoors, camping overnight in a picturesque setting in the fresh air, spending quality relaxation time with family and friends-its only a few miles away.

Our camping facilities offer that special country camping setting while being close to many natural attractions, tourist venues like Bethel Woods and Monticello Raceway Casino, and great fishing and golfing at the Town of Fallsburg golf courses.  We also have some great events planned for the summer and fall, like Frances Curry Day honoring our town’s World War II Medal of Honor winner and our annual Haunted House around Halloween time.

When you camp at the Town of Fallsburg campgrounds at Morningside Park and Mountaindale Park, you will always find a warm, friendly welcome.  Our camping sites are spacious, clean and well equipped with 20, 30, & 50 Amp service.  Each of our camping sites are easily accessible, big rig & RV friendly, pull through, no more of that blind backing in for your RV.

Each of our parks, which are open from May to mid-October, offers campers a recreation building, showers, swimming, fishing, boat launches and rentals, a camp store and ice.  Morningside Park has 139 sites (90 with electricity) and Mountaindale Park has 110 sites (70 with electricity).  There’s great hiking trails nearby as well as the great Catskills woods to escape into solitude and beauty.

Isn’t it time for you to take a family camping trip, for the whole summer, to a Town of Fallsburg Park?  For more information, call Phone (845) 434-5877.

It’s Crucial To Keep Your Pet’s Vaccinations Up To Date

Animal Hospital of Sullivan County Newsletter
May, 2013

It’s Crucial To Keep Your Pet’s Vaccinations Up To Date

Your pet should have a wellness plan that includes not only vaccinations, but also encompasses disease prevention through yearly physical examinations

Dr. Barbara Bodolosky
by Barbara J. Bodolosky, D.V.M.

Remember those booster shots we used to get as school children?

Most of us still have a little scar or two on our arm from those vaccinations that were given to keep us healthy and immune from terrible diseases.

Like humans, it’s extremely important that pets too receive a number of vaccinations throughout their lifetimes-including booster shots too.  Some of these shots are actually mandated by law.

Vaccinations not only boost a pet’s health, but also prevent the spread of Zoonotic diseases, which lead to the infection of humans by animals.

Why are pet vaccinations so important?

It’s like the old adage says: “An ounce of prevention is worth a pound of cure.”

It’s important to stick to a pet vaccination protocol to insure that both you and your pet stay healthy and live longer-and pets die from diseases too.

Vaccines are substances used in the practice of medicine to stimulate the production of antibodies and provide immunity against one or several diseases. Basically, they help the body fight an invasion of a disease causing organism. They contain antigens, which mirror a disease causing organism, but don’t actually cause the disease.  Once a body is vaccinated, these antigens cause the body to be either immune or prepared to fight off and reduce the severity of an illness.

For dogs and cats, there are two types of vaccinations.

First there are core vaccinations, which are those vaccines which all dogs and cats, regardless of circumstances, should receive without question. These vaccines protect pets from severe, life-threatening diseases which have global distribution, such as rabies.

Then there are non-core vaccines.  Factors to be considered for these types of vaccines are the pet’s geographical location, its local residential living environment and both the owner’s /pet’s lifestyle and the corresponding risk to contract specific infections.

For example, there are dogs and cats that spend most of their time outdoors or that spend a lot of time in boarding or grooming facilities – these pets need non-core vaccines to guard against specific diseases that an indoor dog or cat may not ever be exposed to in their limited environments.

So how often do dogs and cats need to receive vaccinations?

That depends on the pet’s age, its health, and its lifestyle.  Other considerations which Veterinarians use to determine a vaccine regime include the pet’s size, its breed, whether it was spayed or neutered, and its past vaccination history.

Generally speaking, most dogs and cats start receiving vaccinations at 6-8 weeks of age and continue through 16 weeks of age and then receive certain vaccinations annually and others once every three years.

At the Animal Hospital of Sullivan County, we spend time with our patients to determine which core and non-core vaccines are necessary to keep a pet healthy and vibrant and then offer the appropriate vaccination package at very affordable prices.

We determine a vaccination regime that will provide the best and safest medical protection for your dog or cat.

Each pet receives a custom regime of vaccinations and other medical treatments.  We establish a schedule throughout the pet’s life-from infancy to old age and also monitor our patients for any adverse reactions to such vaccinations.

Generally speaking, from early on in their lives, your pet should have a wellness plan that includes not only vaccinations, but also encompasses disease prevention through yearly physical examinations by a veterinarian from tip of nose to tip of tail, nutrition counseling to enhance your pet’s immune system and body condition, heartworm/ flea and tick control products to prevent mosquito/flea and tick born diseases, and early detect lab tests as a precaution to reduce the potential for various illnesses and diseases through all the life stages.

AHSC provides each of our clients with a pet wellness care regime which includes an individualized program that provides vaccinations, monitoring behavior and nutrition, regular veterinarian checkups, and taking preventative measures to protect your canine or feline friend against diseases and other health risks.

Our ultimate goal is a longer, healthier and comfortable life for our patients so our clients can have their cherished pets as long as possible.

Reply to this email or call us at (845) 292-6711 and find out more about the very affordable AHSC Wellness Care Plan, which includes a customized vaccination regime for your dog and cat.  We will schedule a free consultation to review your pet’s vaccination and wellness plan.

I look forward to seeing you soon.
